Common Questions
Quick answers
Account and sign in
I did not receive my sign-up or sign-in code.
Codes are sent to the email address on your account and expire after a short time. Check your Spam or Promotions folder, then use Resend code on the code screen. If you signed up with Google, use Log in with Google instead of typing a password.
How do I reset my password?
On the Log In page choose Forgot password?, enter your email and type the code we send you. Your new password must be at least 8 characters. Too many wrong codes will cancel the request, so ask for a new code if that happens.
How do I delete my account?
Open Settings from your profile menu and choose Delete account. Your profile, listings and rental records are removed. If you have an active lease, settle it with the other party first.
Verification
What documents do I need?
- Tenants: a government-issued valid ID, proof of income (such as a payslip or certificate of employment) and a live selfie taken with your camera.
- Landlords: a government-issued valid ID, a live selfie and proof that you own the property (such as a land title or tax declaration). If you manage the property for the owner, add an authorization letter.
Who sees my ID and documents?
Only Map Aware Home administrators, and only to review your verification. Documents are never shown on your profile or to other users. See our Privacy Policy for details.
My verification was rejected. What now?
The notice will say what was wrong, most often a blurry photo, an expired ID or a name that does not match. Open the verification page again and upload clearer or corrected documents. Contact us below if you are not sure why it was rejected.
Search and listings
How do I read the hazard map?
Turn on the map layers to see flood-prone areas, the West Valley Fault, evacuation centres and hospitals around each home. The coloured dots show the monthly rent: up to ₱10,000, ₱10,001 to ₱20,000, and above ₱20,000. The layers are a guide, so visit the area and ask the landlord before you decide.
How do I post a property?
Get verified first, then choose Add Property. Add clear, recent photos, the monthly rent and the property type, and pin the exact location on the map. Be honest about flood or other hazards nearby; tenants can see the hazard layers anyway.
Why can't I see a listing I saw before?
It may have been rented, taken down by the landlord, or removed by our administrators after a report. Saved favourites disappear once a home is no longer available.
Leases and payments
Does Map Aware Home collect my rent?
No. Rent is paid directly to your landlord, in cash or through e-wallets like GCash or Maya, as you both agree. Map Aware Home keeps the record: the tenant adds the payment with a photo of the receipt, and the landlord confirms it.
Why does my payment history say overdue?
When a due date passes and no rent was recorded for that month, the month is marked overdue. Once you pay, add the payment so your landlord can confirm it. Months covered by your advance rent are not marked.
How do I renew or end my lease?
Before your lease ends, choose Request Lease Renewal on your rental page. If your landlord agrees, you accept the renewed lease online. To leave early, choose Request Lease Termination and give a reason; your landlord approves or declines it.
Messages and repairs
How do I ask for a repair?
Once your lease is active, open your rental and file a maintenance request with a short description and a photo. Your landlord is notified, can reply, and updates the status as the repair moves along.
Is it safe to share my number in chat?
You do not need to. Keep conversations in Map Aware Home messages, and never send passwords, codes or bank details. Our team will never ask for your password.
Safety and reporting
How do I report a fake listing or a user?
Use the form below and choose Report a listing or a user. Include the listing name or the person's name and what happened. Reports are reviewed within 48 hours and your identity is kept confidential.
Someone asked me to pay before I saw the unit.
Do not send money for a unit you have not seen, and do not pay a reservation fee to someone outside the platform. Report it to us so we can review the account.
Tenant FAQs
How do I pay rent?
Your landlord decides the payment method. You may be asked to pay in cash or by e-wallet such as GCash or Maya. After paying, record the payment on your rental page with a photo of the receipt so your landlord can confirm it.
How do I submit a maintenance request?
Log in, open your rental and choose Submit Maintenance Request. Describe the issue in detail and add photos for your landlord. For emergencies such as flooding, gas leaks or electrical faults, call your landlord right away.
What is the guest policy?
All guests must follow your landlord's guest policy. Check your lease for the rules on overnight visitors and visiting hours.
Can I have pets?
Only with your landlord's express consent. Ask your landlord whether pets are allowed and whether any fees or deposits apply.
What happens if I pay rent late?
Late fees depend on what you agreed with your landlord. Check your lease or contact your landlord for details, and message them as soon as you expect a delay.
Am I allowed to make changes to the unit?
Check your lease first. Every change, including painting or installing hardware, needs your landlord's approval beforehand.
Landlord FAQs
How do I list my property?
Go to Add Property on your dashboard. Enter the unit address, the monthly rent, a clear description of the amenities and good-quality photos. Once our administrators approve it, your listing is visible to tenants looking for a home.
How are tenants screened?
Every tenant is verified with a valid ID, proof of income and a live selfie before they can rent. You can also check the applicant's employment and rental history, and ask for character references to make sure they fit your community's standards.
When and how do I receive rent payments?
Rent is due based on the start date you agreed on. Tenants pay you directly in cash or by e-wallet (GCash or Maya), as arranged with you. A receipt is required for every payment so your records stay accurate.
How are maintenance repairs handled?
Tenants send maintenance requests to you through the platform. For urgent issues such as plumbing leaks or electrical faults, they should contact you right away. Cosmetic changes or modifications to the unit need your written approval first.
What is the process for late payments?
If rent is not received by the end of the agreed grace period, a late fee may apply as set out in the lease. Tenants should contact you as soon as they expect a delay so you can discuss an extension or a payment plan.
